Risk Management Reports

For any number of reasons, a building owner may want a fire report to be completed on their building. This may be for insurance purposes, to assist with forthcoming alterations to the building or to establish the most cost effective method of complying with the Building Code.
Fire Risk Management Limited offer this service and in many cases have been able to provide clients most satisfactory solutions. Some of the more significant examples include:

  • A building owner who had failed to meet the compliance requirements for the completion of the alterations to his building. Council met with him during mid morning allowing him until 5pm the same day to install the automatic fire alarm throughout the building. Fire Risk Management Limited were able to coordinate the amazing efforts of a fire alarm installer and obtained Council approval of the protection provided.
  • An accommodation building occupied by 14 apartments had ignored the requests of the Fire Service to comply with the Evacuation of Buildings Regulations 1970 and it’s subsequent replacement Regulations; until they could not ignore them any further. Now with the new provisions of the Building Act, any alterations to the building would require all of the building features to bought up to modern standards. Fresh management of the organisation called for a review of the existing features and suggestions as to how compliance could be achieved. Fire Risk Management Limited completed a report that was used to gain compliance, not only with the Fire Service, but also with Council. The building now has automatic fire protection in the exits and inside each apartment door, a manual fire alarm, emergency lighting in the exits, compliant self closing device on apartment doors, There is also a smoke alarm in each bedroom.
  • A well known city hospital incorporating a rest home for the aged was confronted with a change to rules as they were applied to facilities for the aged. The building was already protected by a fully automatic sprinkler system and operated a partial staged evacuation system. Fire Risk Management Limited were able to prepare a plan for management and then write the construction specification for the sub division of the building into manageable fire cells. A new smoke detection system was installed to cover all sleeping areas and exits. Smoke control doors were installed to protect appropriate corridors. On completion the Staged Evacuation Scheme was upgraded and accepted by the Fire Service and licensing authority. The scheme was established and operates very well with staff and patents from an affected fire cell being quickly evacuated to the adjacent cell.
  • A well-known Territorial Local Authority asked Fire Risk Management Limited to inspect a series of properties it owned. The premises were rented as commercial lock up occupancies for the use of about two dozen small businesses. Close inspection showed that the majority of the occupancies had constructed residential accommodation into the workshop like properties. There was no separation of the workplaces from domestic accommodation, and there was no fire protection fire fighting or fire detection equipment evident. Whole families including young babies were found to be living in these conditions. On receiving the report, all leases were terminated by the TLA and the buildings were demolished.
  • Prior to submitting a request for a Building Consent, Fire Risk Management Limited were asked to complete a report on a Hotel. Close inspection found a situation where alternative egress from the first floor accommodation section of the building was over a roof and down an exit stair to a light well with no way out. We were able to design a fully protected exit way from where the stair accessed the ground level right to the street.
  • In another major city Private Hospital that was partially protected by a sprinkler system, Fire Risk Management Limited were asked to assist with the establishment of a fully Staged Evacuation throughout the Hospital. Full sprinkler coverage was established associated with smoke detection in all sleeping accommodation and exit ways. The scheme was established and operates very well with staff and patents from an affected fire cell being quickly evacuated to the adjacent cell.
